The six columns that make a buyer list usable at 9pm.
A buyer list of eighty names and phone numbers is not a buyer list. It is a contact book you have to read one row at a time, on the night you least want to. These six columns are the ones you can actually filter on when a house is under contract and the closing is three weeks out.
market
The metro or the county, not the state.
State-level is useless. A buyer who does Cleveland does not do Cincinnati, and writing Ohio in the cell means you have to call to find out.
price_min and price_max
Two columns, not one budget note.
Most buyers have a real floor as well as a ceiling. A $40,000 house is as wrong for some of them as a $400,000 one.
property_types
Single family, duplex, small multi, land. From a short list, never free-typed.
This is the single biggest thing separating two buyers who otherwise look identical. Free-typed cells cannot be filtered.
condition_pref
Turnkey, light rehab, heavy rehab, teardown.
The column that saves the most wasted emails. It is the reason a buyer walks away after the walkthrough, not before.
close_days
14, 21, 30, 45. A number, not a sentence.
This decides who you call first when your closing is tight. Everything else can wait a day; this cannot.
last_outcome
What happened last time you sent them something, in one line.
Passed, too rural. Bought, wants more like it. Everybody skips this column and it is the one that compounds. After twenty deals it tells you things no criteria sheet will.
Do not survey your buyers. You will send twelve texts, get four answers and never finish, and the four answers will be out of date by spring.
Fill it from the deals you have already done instead. Every buyer who has ever said no told you why, and that no is worth more than a stated preference. Work backwards through your sent folder for an hour and you will have most of the list.
Then write a buyer's criteria down the day they tell you, not later. He said something about not wanting Cleveland is not a filter. Cleveland, no, too far from his crew is.
